A Septic Tank Is Not the Problem: Poor Maintenance Usually Is

For many properties, a septic tank has done its job well for years.

In some cases, decades.

But there comes a point when the system that once worked perfectly is no longer the right answer for the property, the household, or the surrounding environment.

This is something our drainage engineers experience regularly in Guildford, Farnham, Farnborough, Cranleigh, Alton, Hindhead, Haslemere, Liphook, and the surrounding areas in Surrey and Hampshire, as these locations tend to have more than their fair share of private sewage systems.

Very often, the customer first calls us because of a smell, slow-draining toilets, wet ground near the tank, or repeated blockages.

The immediate thought is usually that the tank simply needs to be emptied.

Sometimes that is true.

But sometimes the real issue is that the system itself has reached the point where it is no longer suitable.

Understanding System Separation and Failure

A septic tank should never be looked at as just a holding tank.

It is a separation system.

The solids settle to the bottom.

The fats and lighter materials float at the top.

The water in the middle then flows out to the drainage field or land drains.

For this to work properly, there must always be space inside the tank for that separation to happen.

Once that balance is lost, problems start to appear.

If the tank has been left too long between empties, solids can rise too high.

If surface water has been allowed into the foul system, the tank may be overloaded.

If the drainage field has become saturated over the years, the outlet water has nowhere to go.

Sometimes the tank itself may simply be too small for the number of people now living in the property.

This is very common in homes that have been extended or converted, or in which the family size has increased over time.

What worked for two people twenty years ago may not work for five people today.

We also often find old systems where the baffles have broken, the pipework has dropped, or the outlet has started discharging poorly separated sewage into the ground.

At that point, continuing to empty the tank more often is only treating the symptom; it is not solving the underlying issue.

Long-Term Answers Beyond Emptying

This is the stage where it becomes important to consider whether the septic tank is still the right system.

Sometimes the better long-term answer may be a sewage treatment plant.

In other cases, if mains drainage is available nearby, a main drain connection may be the most reliable option.

The Value of an Expert Drainage Survey

Every property is different.

The fall of the land, the soil conditions, nearby watercourses, available permissions, and the location of the public sewer all need to be looked at properly.

This is why an experienced drainage survey is so important before making a decision.
