Private Drainage Systems

Expert Care for Off-Mains Properties

If your home isn’t connected to the main public sewers, you likely have your own private drainage system in the garden. This means that instead of wastewater flowing away to a central treatment works, it is collected, treated, and dispersed right there on your property.

In simple terms: You have your own mini sewage works, and you are responsible for keeping it healthy.

ASL is here to help you do exactly that. We install, empty, maintain, and repair every type of private system, ensuring you stay safe, legal, and blockage-free.

Why Expert Attention Matters

Unlike the public sewer (where the water company fixes the problems), a private system is the homeowner’s legal responsibility. If your system fails, it can lead to:

  • Pollution: Sewage leaking into local streams or ditches (which carries heavy fines).
  • Property Damage: Sewage backing up into your home or flooding the garden.
  • Legal Issues: Problems selling your home if the system isn’t compliant with the “General Binding Rules.”
  • Bad Smells: Unpleasant odours ruining your garden.

We act as your drainage partners, handling the maintenance so you don’t have to worry about the regulations.

Our Private System Services

We cover the full lifecycle of private drainage. Here is a quick guide to the different systems we manage:

1. Septic TanksThe Traditional Choice. A septic tank separates solid waste from liquid. The liquid drains away into the ground, while the sludge stays in the tank. We provide emptying, structural repairs, and replacement of old tanks that no longer meet environmental standards.

2. Sewage Treatment PlantsThe Modern Solution. These are electrically powered units that actively treat the waste, producing water clean enough to discharge into a stream. We install these for new builds and upgrades, and offer servicing plans to keep the mechanical parts running smoothly.

3. Cesspits & CesspoolsThe Holding Tank. A cesspit is just a sealed underground tank with no outlet. It collects everything and stores it until we come to empty it. We provide the regular tanker services needed to stop these overflowing.

4. Drainage Fields (Soakaways)The Dispersal Zone. The pipes coming out of your septic tank or treatment plant need somewhere to go. A drainage field is a network of perforated pipes buried in the garden that allows the water to soak safely into the soil. We design and install new fields and extend old ones.

5. Borehole SoakawaysThe Deep Solution. If your garden has heavy clay soil, a standard drainage field might not work (the water just pools on top). A borehole soakaway is a deep drilled pipe that sends the water down to deeper, permeable strata. We handle the drilling and installation. Please note that a permit from the Environment Agency will most likely be required to install borehole soakaways.

6. Pumps & Pumping StationsMoving Water Uphill. If your drainage from your property is lower than the main sewer or your septic tank, gravity won’t work. You need a pump station to lift the waste. We install and maintain the pumps, floats, and control panels to prevent failure.

7. Emergency Tanker ServiceThe Rapid Response. If your tank is overflowing or your pump has failed, our vacuum tankers provide immediate relief. We suck out the waste to prevent pollution and flooding, giving us space to fix the problem.

8. Inspection & Compliance Reports – For Home Buyers & Sellers Selling a house with a private sewage system? You are legally required to provide details on its condition. We offer full compliance reports to check if your system meets the General Binding Rules, ensuring your property sale goes through smoothly or providing you with the information needed to get your system up to regulations.
